Strata Water Deductibles in BC Are Rising — Are You Covered?

Strata Water Deductibles in BC Are Rising — Are You Covered?

Across British Columbia, strata corporations continue increasing their water damage deductibles. It’s not uncommon to see deductibles of $100,000 to $500,000. If a water loss originates from your unit, you may be assessed for the strata’s deductible.

Many condo insurance policies were not built with today’s higher deductibles in mind.

Strata Water Deductible Buy-Back (WDBB) Is Now Available

This excess coverage option helps bridge the gap when strata deductibles exceed your condo policy’s deductible assessment limit. Quotes are fast and simple.

How It Works

  • Your condo policy responds first
  • Your deductible assessment limit must be paid in full
  • Additional water coverage (if purchased) responds
  • WDBB covers the remaining eligible portion

There is no additional deductible under WDBB.

Coverage Summary

Available Limits: $25,000–$500,000
Requirement: Minimum $25,000 deductible assessment coverage

Does not cover earthquake, flood, rental income, ALE, or fire unless approved.

Why This Is Important

Strata deductibles are increasing rapidly. Without adequate limits, owners could face substantial assessments.

If you’re unsure about your current deductible assessment limit, our team at Tri-City Insurance can help review your coverage and discuss whether WDBB is appropriate for your situation.
